4/ the 2025 Annual Meeting will be on 10:00 a.m. Saturday January 18, 2025. The meeting will be held at the Legacy Place Meeting Room, 300 Glory Road, Branson, MO 65616.

Rules and Regulations:

1/ each condo is required to have a fire extinguisher in the unit with an up-to-date annual certification. 

2/ during periods of freezing weather please be sure to set your thermostat at no less than 60 degrees to prevent pipes from freezing.

3/ please put only household trash in the dumpsters. Please do not put the following items in the dumpsters: large cardboard boxes (they may be put next to the dumpsters - see sign inside each dumpster enclosure), appliances, furniture, fixtures, construction debris, and toilets.

4/ recycling - currently there is no provision for recycling at our location. The closest recycling center is at -

5/ the Branson city code has been updated and it is now required to have a water expansion tank on unit water heaters. We also recommend a pan under unit water heaters that is set up to drain to a nearby drain if water is released from the water heater due to a pressure build up in the water heater. 

6/ use of pool - after Jan 1 you will need to go to Thousand Hills to get keys. Pool hours are 10:00 AM to 10:00 PM. Please limit the noise outside of pool area as to not disrupt the nearby neighbors. Children under the age of 14 must be accompanied by an adult. Please be sure to close the pool door when leaving.

Projects planned for 2025:

1/ seal coat and stripe the parking lot

2/ apply a new surface coat to the Gaco coatings on the walkways

3/ purchase and install new mailboxes that are water tight to replace existing old ones

4/ remove tree root that is pushing up the blacktop by the mailboxes

5/ trim bushes at the railings and paint the railings adjoining the parking lot

 6/ update landscaping at various spots around the property

 

 

What's Happening at

The Legacy this week -

Week of 1/6/2025 - testing of the fire alarms will be taking place this week.

Week of 1/20/2025 - a rep from Gaco (material used to cover walkways) will be visiting the buildings and reviewing maintenance and care of the Gaco material.

12/18/2024 - Big Cedar Lodge to add new Cliffhangers par-3 course in the summer of 2025.  This newest 18-hole offering will be perched atop the cliffs overlooking the Tiger Woods-designed Payne’s Valley course that opened in 2020. Beneath Cliffhangers lies the bonus 19th hole at Payne’s Valley, which became a social-media sensation the day the course opened with a match between Tiger Woods, Justin Thomas, Justin Rose and Rory McIlroy. Holes on Cliffhangers will range from 60 to 165 yards in length. Big Cedar Lodge states on its website that “Cliffhangers will showcase drastic elevation changes, both large and small targets, tucked pins, severe slopes and movement on the greens.”

December, 2024 - We were saddened at the tragic death of Marc Shermin (Dean's right hand man) in a motorcycle accident in early December. A private funeral for Marc was held in Arkansas and the COA Board sent our condolences to his wife. 

Jan 5, 2025 - a red fox was seen exploring the area around the Golf Villas this morning.

Jan 18,2025 - annual meeting was held. Budget for 2025 was reviewed and approved. Frank Lazzaro was elected to a three year term as president of the board. The website for the COA was highlighted. Insurance for the buildings is still a very hot issue for 2025.

Community Spotlight

This month we are putting the spotlight on your COA Board President - Frank Lazzaro.

Frank's career has been focused on human resources and comes to our board after serving 11 years as Director of Personnel at The John Hopkins Hospital in Baltimore, MD; 8 years as Vice President of Human Resources and Support Services at Ozarks Medical Center in West Plains, MO; and 16 years as the Chief Human Resources and Education Services Officer at Phelps Regional Medical Center in Rolla, MO. He has a Masters degree in Science, Business Adminstration from the University of Baltimore, MD. Frank is a Vietnam veteran serving from 1966 to 1973. The Legacy Condominium Association Board is very fortunate to have him currently serving as President of the Board.
